At Fairbank Estates, we believe in clear, transparent pricing with no hidden charges. Our services are designed to be flexible and tailored to suit your property and level of involvement as a landlord.
All fees are agreed in writing prior to instruction and are fully detailed within our Terms of Business.
Let Only Service
Our Let Only service is ideal for landlords who wish to manage their property themselves but want professional support in securing the right tenant and setting the tenancy up correctly.
This service includes:
- Marketing coordination via trusted third-party partners
- Conducting viewings where applicable
- Tenant referencing and Right to Rent checks
- Preparation of tenancy documentation
- Guidance on statutory compliance requirements
- Key handover and tenant move-in coordination
- Collection and transfer of the first month’s rent (less agreed fees)
Fee:
1.5 month’s rent
(No setup or onboarding fee applies to Let Only services)
Rent Collection Service
Suitable for landlords who prefer ongoing financial management without full day-to-day property management.
This service includes:
- Monthly rent collection
- Rent statements and reporting
- Chasing late payments where required
- Transfer of rent to the landlord (less agreed fees)
Fees:
- 12% of the monthly rent
- £750 one-off setup & onboarding fee
Fully Managed Service
Our Fully Managed service provides complete peace of mind, with proactive day-to-day oversight of your property.
This service includes:
- All Rent Collection services
- Day-to-day tenant liaison
- Maintenance coordination and contractor management
- Compliance monitoring and reminders
- Handling of tenancy renewals
- Check-out coordination at the end of the tenancy
Fees:
- 14% of the monthly rent
- £750 one-off setup & onboarding fee
Setup & Onboarding Fee
The one-off setup and onboarding fee covers the initial administration and systems setup required to manage your property effectively. This includes compliance checks, account setup, tenancy administration, and financial reporting configuration.
This fee applies to Rent Collection and Fully Managed services only.
Additional Services
Additional services can be arranged upon request and may incur additional charges, including but not limited to:
- Inventory coordination
- Deposit registration
- Compliance certification
- Licence support (where applicable)
All additional costs are confirmed in writing prior to instruction.
Insurance & Protection Options
We can introduce landlords to a range of optional insurance and protection products via trusted third-party providers.
These may include:
- Landlord insurance
- Rent guarantee insurance
- Legal expenses and protection cover
All insurance products are entirely optional and provided by independent third-party providers. Fairbank Estates does not provide insurance advice and is not authorised to offer insurance products directly.
Details, terms, and any available offers are provided upon request, allowing landlords to decide whether these products are suitable for their individual circumstances.
VAT
Fairbank Estates is not VAT registered, meaning no VAT is charged on any of the fees listed above.
This often represents a significant saving when compared to VAT-registered agents.
