Let-Only Service

Our Let-Only service covers all the essential steps required to secure a suitable tenant and set up the tenancy correctly.

Marketing & Exposure

We work in partnership with established property marketing specialists and trusted agencies to ensure your property is professionally advertised and receives wide online exposure. This allows us to remain focused on tenant selection, compliance, and tenancy setup.

Tenant Selection & Referencing

We assess applicants carefully and carry out full referencing checks, including affordability, credit checks, employment references, and previous landlord references where applicable.

Tenancy Documentation

We prepare and issue the tenancy agreement and all required prescribed information, ensuring documentation is legally compliant and correctly served.

Compliance Support

We assist with arranging statutory compliance documentation prior to the tenancy commencing, including:

• Gas Safety Certificates
• Electrical Safety Reports (EICR)
• Energy Performance Certificates (EPC)

Ultimate legal responsibility for property compliance remains with the landlord.

Move-In & Financial Administration

We coordinate key handover, provide payment information to tenants, collect the first month’s rent, deduct the agreed commission, and transfer the balance to the landlord with a clear statement.

Additional Services

Additional services such as inventory coordination, deposit registration, and specialist support can be arranged where required.

Licensing applications and enhanced compliance support are available as optional, chargeable services if instructed separately.
